The only downside is location. The road is nice, but its far out of town, and probably too far for the wife to walk the boy to school. Probably a good mile and a half, and it's on a hill. Not impossible but it of a pain with the kids.

Other than that it seems to tick all the boxes. Trying not to get my hopes up too high as I know these agents can work wonders with a camera

A mile and a half commute to school is nowt, you'll be surprised on how kids will cope with a bit of walking in the mornings/pick up time. It's got me more healthy and racks up the steps on the fitbit. We live a mile away from our school.
