I've had two new builds, albeit both flats:

The first one was pretty much the last flat in the building so it was all completed so I could get a good sense of the level of finish. Ended up being a very solid purchase.

The second one I saw when it was over halfway through construction and assumed that would be enough to get a good sense. It wasn't and it's being managed by either a) scum or b) idiots or c) scummy idiots.

So yeah, consider me a bit burned on new builds (though there are some specific companies I'd consider, like Berkley). Doubly so for leaseholds where you can't even throw money at the problem to make it go away.
