    @freddymercurystwin yep , I've just seen you're right. I didn't know that. Still it's done now and the money is long spent. I'm fairly sure the boiler has since been ripped out too :)

    Right, my lead has been reattached with screws. No fancy decent repair for me although lead isn't about to hit someone on the head (probably).

    The maintenance man must have been sent with an agenda of stating "it's not out fault". It didn't feel like he'd turned up wondering what had happened and after investigation discovering an issue he needed to tell me about. He was almost telling me the problem as he got his ladder out of the van.

    Some of their story makes sense if you assume they're not lying wankers. They say they wouldn't have known the lead was (allegedly) not fitted correctly during the installation, but my view is that after the first piece fell off it should have been obvious if there was a problem. At that point I think they had a duty to tell me and warn me more might fall off and I should do something about it. I am also still suspicious why I had lead in place for about 9 years but two weeks after they changed the cladding the lead fell out.

    Aren't houses fun...

    Every fucking tradesman I've dealt with so far has felt the need to say why something isn't their fault. It's like their default mode.

    They also never tell you there's a problem until after the problem happens. Yes, it's really obvious NOW that the other person did something wrong and it's not your fault.

    The company emailed me at the weekend claiming that the quote included the cost for changing the lead but I'd said it was me that didn't want to go ahead with it, which is BS. They included the quote as evidence which is funny as it's talking about a different piece of lead I'd asked them to possibly change. They must have skim read the quote, saw the word lead and thought they could get away with blaming me.

    The quote also has the standard wording about if they find any lead that needs changing that would incur an extra charge. When they fitting the cladding they told me everything was fine. Can't really blame me for that.

    To bring some positivity to the thread I've just had three valuations on my property. The average is a 35% increase in value over three years.

    He didn't even know what he was here for. Another ongoing problem with these wankers. Looks like the decorator is back today despite supposedly running out of things to do yesterday (I can see him lurking in his van outside).

    Agent - they're the ones that process the notification of Sale. Solicitors do the legal work afterwards once it's all agreed by both buyer and seller

    So the plasterer came back to sand work that wasn't finished. His supervisor is arguing it's "good enough" (I wont bother posting a picture... it's not).

    ...and around we go again. It wouldn't be so bad, but they basically have work in every room in the house, so them fucking around means we can't even get one room back to normality (or use it as a mega storage area).
