Registered 10 years agoI'm going to be selling my late dad's flat soon, once Confirmation (Probate in England) comes through. I've already had valuations from a couple of estate agents who say it'll go very easily the way the market is just now.
On the face of it, it should be simple, there is none of the things that can complicate stuff such as mortgages, moving into somewhere else etc.
I need to empty the last things out of it, clean it and hand it over to the estate agent.
Am I being incredibly naive? -

Registered 15 years agoFirst set of contractors been and gone, they've achieved nothing other than leaving us with a dishwasher that we can't use and putting our plinths in the middle of the kitchen. -

My friends mother has been made executor of their estate last year and the flat owned has been sold subject to contract. Probate is still waiting to be granted. Which is looking like a six month wait from when the solicitor puts a request into the courts.
Plus solicitors fees - fuck me I choose the wrong profession.

Registered 15 years agoBeen waiting weeks on a new development getting released. Details are coming out today and then they'll be on the market tomorrow morning at 9am.
23 properties, and 400 people have registered interest.
It's the Playstation 5 all over again. -

Registered 10 years agoWe having a frustrating time, sold house in jan found a property in Feb and still waiting for the owners of that property to find somewhere.
They're in the position of power as since that house we have only seen two that we would look at in that time. Just dragging on now. Keeping an eye on chain free properties but we want the first house haha. -

I'm sure it's not their fault that they're both shit, and infuriatingly annoying, but it almost feels like it's intentional at this point. -

Registered 15 years agoWell, they actually prioritised us and spoke to us ten minutes before the properties were released. They knew we had a mortgage in principle as we'd went through their finance people (in an attempt to curry favour with them, and it seems to have paid off).
So we seem to have got the property we wanted.
I'm a little confused about the deposit though. They want a 10% deposit. Does that come via the mortgage, or is that completely seperate.
Do we in fact need to pay the 10% deposit, and then get a mortgage for the remaining value of the property, and have a 10% mortgage deposit for that? -

Registered 15 years agoNever mind, just had this explained. The 10% deposit you pay the developer *is* your deposit. So you pay that to them, and then the mortgage lender is essentially like "Ok, you paid that much, we now trust you enough to loan you the remaining 90%".

Registered 13 years agowe waited about 8 months for our sellers as they were waiting for someone to move out to a new build and wouldn't break the chain. We had sold our house and moved in with in-laws/parents which was all a bit complicated with covid rules that kept changing. 2 days before we were due to complete our sale (having moved out to facilitate it) the buyers pulled out as they had split up. Fortunately we managed get another buyer within a week and got more money for it.
We ended up pulling out and buying a house on the opposite side of the street, which was better because it had a garden, off street parking and a cellar. We extended our mortgage once and then about 2 days after we pulled out it was cancelled.
We would probably have found something else sooner but we had some fairly specific requirements, and for about 9 months it was about the only house we could find. -
So I'm excited to get the keys to my flat but, since all my furniture (except my TV and Series X) are staying at the family home, I need to drop about £3k on stuff just to make the place liveable.
Doubt I'll be upgrading my AV set up any time soon.
But the bigger issue is the fucking lead time on sofas. What the hell, man.
